§ 156.045. Administrative Changes to Approved Final Subdivision Plats.

  • Upon application, minor changes to approved final subdivision plats may be considered administratively prior to the final recording without City Council review and authorization. These changes may include revisions to the ownership or mortgage company, minor lot line adjustments, and other minor design changes to the plat that are substantially consistent with the overall design and in compliance with the City's Land Development Regulations and so determined by the City's Site Plan Review Committee.

    (A)

    Applications and associated fees for minor changes to approved subdivision plats will be established by the Planning and Zoning Department.

    (B)

    Upon review of the proposed application for change, the Site Plan Review Committee may approve the request administratively, or request that the Site Plan Review Committee. Any decision of the Site Plan Review Committee shall be in writing and include reasons for the action that was taken.

    (C)

    The Site Plan Review Committee may reject the administrative approval request, and require resubmittal of a final subdivision plat for City Council consideration. This will be required for changes that are considered significant and/or a substantive change to the original project approval, or for changes inconsistent with the City's Land Development Regulations or policy.

    (D)

    As part of the review and approval process, the Site Plan Review Committee may require certain conditions of approval as related to the proposed change in order to effectively implement the City's Land Development Regulations.

    (E)

    Administrative approval will be documented by the Planning and Zoning Department as a part of the review process and transmitted to the City Clerk along with the revised plat once it is submitted for recording. Documentation of the approved modifications will be kept in the official file of the original project in the City Clerk's office and the Planning and Zoning project file for future reference.
